Prateek Wisteria Review


Hi,

Finally got the opportunity to visit the project site of Prateek Wisteria Sector 77 Noida. This project is located almost opposite Supertech Cape Town (A 50 acre project). Here is a quick review of Prateek Wisteria.

About the Project

Prateek Wisteria plot is about 15.36 acres in size, not a very big plot. Prateek Buildtech claims that the project will have 80% open space. A careful look at site map indicates that open space may actually be much less. The brokers/ builder were not able to provide any information on number of flats coming up. The builder website does not give any information in this regard either. However the floor plans of Prateek Wisteria have build-up area of the flats. Most builders do not share build-up area. So this was a pleasant surprise. The road leading to the project side has not been metalled yet. There is proposed green area adjoining Prateek Wisteria plot. But it is barren as of now.

About the Flats

6 types of flats so something for every one. There is one type of flat which has 4 bedrooms and 5 toilets. I think 5 toilets is wastage of space. 3 toilets could have served the purpose and the remaining space could have been utilized for a bigger living space. In the 4 bedroom flat one room also opens directly outside. This can be put on rent.

Location

Location is nothing great at present. Sector 77 is under construction. However lot of construction activity is taking place in this area so Prateek Wisteria will be a good location 5-7 years from now. Metro station in about 6 km which is a big plus point. However Connaught place is about 30 km away.

My Views

I liked the location and I liked the development happening in and around sector 77. However when I searched for Prateek Buildtech on Google many negative comments and views came up. Many people have complained about the unprofessional behaviour of the builder. Some people have also questioned the quality of construction by Prateek Buildtech. So I have my doubts about this builder. Even though the carpet area to super are ratio of this project is good I will prefer to go with a more reputed builder like Gaur, Omaxe, Lotus, etc. In my view Prateek Wisteria is not for the faint hearted. Buy in this project only if you have lots on trust in Prateek Buildtech.

    I have not faced any problems like miss behaviour. Their agents and executives talk nicely. and the allotment letter was duly received. Just waiting for the possession. I guess almost all the projects in noida are facing same issue of delayed possession. Hopefully I will get it soon.

    i booked a three bed room flat in Prateek Wisteria; possesion was promised on Sept 13. One year already passed from the commitment date but yet to hear from Prateek Wisteria team.

    i am a resident of prateek laurel. its a good project to invest in, but unfortunately, all wooden work done is one of the worst i have ever seen. no 1 listens to any of the maintenance complains !! Worst of all, water is always leaking in the walls. Sara paint kharab ho gaya hai.

    Can someone throw light on the title of the land ,approvals granted to the Builder for Prateek Wisteria Project and other aspects lest the home buyers are caught unaware for the violations usually done by the builders.

    Prateek group has failed in delivering what they said in the beginning. I am a resident of Prateek Fedora and we have been facing a lot of issues since the day of possession process. First project was delayed but no penalty was paid to any of the resident, second, the condition of flats was bad with broken floors, incomplete paint work, worst wood work and so on. third, the response time on issues is really pathetic from prateek management side. fourth, the ongoing issues have not yet been resolved like water treatment plan is not working fine, prateek fedora’s water is salty. fifth, overall maintenance arrangements including security is the worst i have ever experienced….so guys while dealing with prateek group, dont trust them blindly..best wishes!

        Thank god, it didnt happen with me. im also a resident of fedora. Im so impressed with the quality of work by prateek group. after my recommendation my younger brother bought a flat in Wisteria.

          Thats really nice to hear. At a time when builders are falling short on their promises left right and centre, it is nice to know you have been delivered a flat which is as per your expectations.

    Have you reviewed the completed Prateek project that is Royal Cliff in Crossings Republik, Ghaziabad. Probably, the analysis of before/after completion promises of the builder will be better borne out, if you review that project.

    I doubt the commitment made by prateek group to finish prateek wisteria by Dec 2013, the pace on which they are working will easily delay the project by 1.5 yrs .

    On a average there are completing one slab in 1.5 months which means for structure completion they will take 2 yrs with rough finishing works .

    prateek fedora was to be handed over for possession in Sep 2011 and still another 1 yr delay is going to be even if they start giving possession by march 2012 , landscape and infra. part would take another six months . till date they arnt finished with concrete works that is visible by the batching plant situated there .

    do lot of reccy… before investing in this group .

  9. Keeping in view the present court orders relating to restoring the land to the farmers in respect of the flats and NOIDA sold by the various builders. What is the fate of Prateek Wisteria Sec.77, Noida?
